The brief
Portrait format throughout, which is unusual for a building this wide. It forces the camera back and puts the lawn in the bottom third of every frame, so the garden became part of the subject rather than a foreground to crop.
Autumn was a choice, not a default. Leaves on the grass and low sun date the images to a season buyers associate with moving in before winter.
Grey timber, low sun
The balcony screens are weathered timber, which goes dead under flat light and comes alive at a low angle where every board edge throws its own shadow.
Render stayed restrained on the ground floor. The glazing reflects the garden rather than showing furnished rooms, which keeps attention on the volume and avoids promising interiors that were never drawn.
